REAL ESTATE INVESTMENT
Real Estate Investment
Market data from official statistics, title from the official registry. Check overseas property against the original record.
What sinks an overseas property deal is rarely a shortage of information. It is a market view written by someone you cannot identify, and a transaction that moves forward before anyone has read the registry entry. Factdock's real-estate engine treats those as two separate pillars and verifies each on its own terms. Market research is confined to public primary sources — governments, statistics offices, central banks — and puts up to three countries side by side. Registry research queries each country's official registry portal directly, so you see the response exactly as it came back. Cross-border property research, handled safely and without friction.

Registry lookup availability
Everything shown here is an illustrative example, including the country names, the figures and the registry portal names. Because property registry records can contain personal data, no real country, no real portal and no real address appear here, and nothing links out. This is not an actual research result, and it is not investment advice.
What this tool does
Country comparison built only from public primary sources
Sources are limited to public information from national governments, statistics offices, central banks, land registries and international organisations. Pick one to three countries and a comparison matrix is generated automatically; anything no source could fill is labelled "no data found" rather than quietly filled in. You can also narrow the search to a city or district (Bangkok, Ho Chi Minh City, and so on).
Fourteen research axes, searched in the local language
Choose the axes you need from fourteen: regulation and law (foreign-ownership limits, tax, title and tenure systems), the investment environment (yields, mortgage rates), and market data (price indices, rents). Searches are built from official terminology in the country's own language, so you land on high-reliability source material directly.
Query the official registry portal in the local language or from a map
Enter the address or parcel number in the local language, or simply click a point on the map. The coordinates you click are converted automatically into an address in the language the local registry actually uses, so registries that can only be searched in local script still work. The response is shown exactly as returned, and the AI contributes only a neutral note and a clear step-by-step guide.
Coverage of the major official databases worldwide
For registry and title research, the engine connects smoothly to the major official databases with a proven record of reliability around the world. Through a carefully selected, dependable network environment you reach trustworthy local title information directly, and results export cleanly as a PDF.
Where it's used
“You are looking at a property abroad and want the title confirmed from the official registry's own record, not the agent's description.”
“You are narrowing the field to a few candidate countries and want foreign-ownership rules and tax compared on identical terms.”
“The property is in a country whose language you cannot read, and you want to look up the registry by picking the spot on a map.”
“You need sourced market data and a registry response you can attach directly to an internal proposal or investment committee paper.”
Before you use this
On investment advice
This feature is a research tool that gathers and organises public primary information. It does not provide investment advice and does not recommend any specific property or financial product. Investment decisions are yours to make, and you should consult a qualified professional where appropriate.
How registry information is handled
The official registry portal's response is shown exactly as returned. If the answer is "no records found", that is what you see — the AI never fills the gap with a guess. Registry and title research is also limited to countries whose official databases can be reached reliably. Formal certification and final confirmation must always go through the local registry office or a qualified professional.
Confidentiality through non-retention
The queries, address details and results you generate are not stored permanently on Factdock's servers. Data processed temporarily for analysis is discarded as soon as processing completes.
